Sapporo is Hokkaido's capital and Japan's fifth-largest city, with nearly 2 million people spread across a flat grid of wide boulevards that feels more North American than Japanese — a legacy of the American urban planners hired to lay it out in 1871. For foreign buyers, that grid translates into unusually easy navigation and predictable plot shapes, and Sapporo's condo and detached-home market is among the most liquid in Japan outside Tokyo. Entry prices are dramatically lower than Tokyo or Osaka: used apartments in central Chuo-ku often clear ¥20–30 million for well-maintained units, and outer wards like Teine or Kiyota offer detached homes in the ¥15 million range. Transportation is excellent — three subway lines, an extensive streetcar network, and New Chitose Airport 40 minutes away with direct flights to most Asian capitals. Winters are severe but the city is built for it: heated streets downtown, covered underground shopping concourses, and the world-famous Sapporo Snow Festival each February. The ski resorts of Teine and Sapporo Kokusai are inside city limits, and Niseko is a 2-hour drive. Summers are cool and dry — Sapporo has become a popular summer refuge as Honshu temperatures climb. Food culture is a major draw: fresh seafood, miso ramen, jingisukan grilled lamb, and some of Japan's best craft beer. The Hokkaido Shinkansen extension to Sapporo, targeted for completion later this decade, is expected to further boost property values along the line. Minpaku rules here are relatively workable compared to Kyoto — the city permits registered short-term rentals year-round in most zones, making Sapporo one of the more attractive markets for investment-minded buyers. Combined with Hokkaido's low property taxes and abundant buildable land, Sapporo offers genuine long-term upside for buyers willing to embrace a northern climate.
